RENTAL TERMS
Inas Concierge AB
The following rental terms apply to all bookings of holiday accommodations provided through Inas Concierge AB, reg. no. 559138-2105 (the “Landlord”).
These terms supplement the rental agreement entered into in connection with the booking. Together, the two agreements form a complete contractual framework. In the event of any conflict between the agreements, the Rental Agreement shall prevail.
1. Allocation of roles
The holiday accommodation is owned by a property owner but is provided by Inas Concierge AB in its own name and on behalf of the property owner.
The rental agreement is entered into between the Landlord and the guest making the booking (the “Guest”).
2. Access and stay
The accommodation is available from 16:00 (4:00 PM) on the day of arrival until 10:00 (10:00 AM) on the day of departure, unless otherwise stated in the booking confirmation.
Access to the accommodation is granted according to instructions sent prior to arrival.
The person making the booking must be at least 28 years old, must be present during the stay and is responsible for all guests.
Bookings made on behalf of another person or group are not permitted without the Landlord’s approval.
The accommodation is rented exclusively for holiday purposes. Youth groups, parties or events are not permitted.
3. Payment
Payment must be made according to the payment terms specified at the time of booking.
Payment schedules, amounts and due dates may vary depending on booking date, season and accommodation, and are always specified in the booking confirmation.
If payment is not made according to the stated payment terms, the Landlord reserves the right to cancel the booking, whereby the right to occupy the accommodation lapses.
If the booking is cancelled due to non-payment as described above, any amounts already paid will not be refunded and the Landlord has the right to rent the accommodation to another guest.
4. Energy and utilities
Unless otherwise stated in the rental agreement or booking confirmation, consumption of water, electricity, oil, gas and heating is included in the rental price.
Firewood for fireplaces is normally not included.
5. Security deposit
If a security deposit is required, it shall be provided according to the rental agreement or booking confirmation, where the deposit amount is also specified.
The deposit serves as security for potential damages, deficiencies, violations of the terms or additional costs and such costs may be deducted from the deposit.
Any unused portion of the deposit will be released as soon as possible after departure, but no later than seven (7) banking days after the end of the rental period.
6. Condition, standard and equipment of the accommodation
Holiday accommodations provided through Inas Concierge are privately owned and vary in design, standard, layout and equipment.
All accommodations are rented on a self-catering basis, but the scope and type of kitchen utensils, furniture, kitchen equipment and other furnishings may vary between properties.
Information regarding equipment, amenities and any limitations is specified in the property description and booking confirmation.
Images and descriptions are used for illustrative purposes. Variations in furniture, colours or minor details may occur without this constituting a defect in the accommodation.
The Guest is responsible for reviewing available information about the accommodation and its equipment prior to booking.
7. Cleaning and condition
The Guest is responsible for leaving the accommodation in good condition according to the applicable check-out instructions, regardless of whether final cleaning is included in the rental price or has been ordered separately.
If the accommodation is not left in the prescribed condition, Inas Concierge reserves the right to charge reasonable costs for necessary corrective measures.
Inas Concierge reserves the right to charge a fee for mandatory final cleaning and, in the case of longer stays, additional cleaning services. Such charges will be stated in the rental agreement or booking confirmation.
8. Order, use and specific rules
The Guest may not assign the accommodation to another person or allow others to use the accommodation without approval.
The number of guests may not exceed the number specified in the property description.
Smoking is prohibited indoors.
Pets are only permitted with explicit approval and may involve additional fees and specific house rules.
The Guest and their party must show consideration towards neighbours and the surrounding environment.
Quiet hours must be observed between 23:00 and 07:00.
In the event of a material breach of these rules, Inas Concierge reserves the right to terminate the agreement with immediate effect without refund.
If smoking or pet restrictions are violated, Inas Concierge reserves the right to charge costs for sanitation and additional cleaning.
9. Allergies, internet and external disturbances
Although smoking and pets are generally not permitted, no guarantee can be given that animals or smoking have not previously occurred in the accommodation. Inas Concierge and the property owner are not responsible for allergic reactions.
Inas Concierge or the property owner are not responsible for limited coverage, connection issues or functionality of internet or television services. Internet access may only be used in accordance with applicable law.
The Landlord is not responsible for noise, construction, traffic or other disturbances in the surrounding area.
10. Pool, spa and equipment
Use of pools, spas or similar facilities is at the Guest’s own risk. The Guest is responsible for following provided instructions and safety guidelines.
If the property owner and the Guest enter into an agreement regarding the loan or rental of equipment such as bicycles, boats or similar items, Inas Concierge is not responsible for damages, accidents or malfunction in connection with such equipment.
11. Damages and liability for compensation
The Guest must leave the accommodation in the same condition as upon arrival, taking normal wear and tear into account.
The Guest is responsible for damages in accordance with the provisions of Chapter 12 of the Swedish Land Code (Jordabalken).
Regardless of the Guest’s financial responsibility for damages, all damages to the property or its inventory must be reported to Inas Concierge immediately.
The Guest is responsible for all damages to the accommodation and its inventory occurring during the rental period that are caused by the Guest or any member of the Guest’s party.
The Guest is liable for the costs of repair, restoration, additional cleaning or replacement of damaged property.
12. Defects, complaints and remedy
Complaints regarding cleaning must be reported immediately upon arrival.
Other defects or issues must be reported as soon as they are discovered or reasonably should have been discovered. Defects not reported in time are considered accepted.
In the event of a complaint, Inas Concierge has the right to first attempt to remedy the issue.
Inas Concierge reserves the right, where possible, to offer another equivalent accommodation.
13. Limitation of liability
Any liability for compensation shall only cover direct financial loss.
Inas Concierge or the property owner are not liable for indirect damages, consequential damages or damages of a non-financial nature.
14. If the accommodation cannot be provided
If a rental agreement cannot be fulfilled due to circumstances beyond Inas Concierge’s control, Inas Concierge reserves the right to terminate the agreement with immediate refund of the rent already paid.
At its discretion and where possible, Inas Concierge may offer an alternative equivalent accommodation in the same area at the same price.
15. Force majeure
The Landlord is not responsible for failure to fulfil obligations due to circumstances beyond reasonable control, such as natural disasters, extreme weather conditions, governmental decisions, pandemics or technical disruptions.
16. Miscellaneous
These rental terms are not subject to the statutory right of withdrawal.
Inas Concierge reserves the right to correct any typographical or printing errors.
The rental terms may be updated from time to time. The version applicable at the time of booking shall apply.
Personal data is processed in accordance with the applicable privacy policy and GDPR.
